John R Topographic Mapping, Utility & Right-of-Way

Project Description:
Professional Engineering Associates, Inc. (PEA) provided two miles of comprehensive topographic mapping, utility research, and property line determination for the purpose of widening the John R right-of-way corridor. The existing right-of-way of sixty feet would expand to one hundred and twenty feet. This was a part of a continuous development plan of the community to relieve traffic congestion in the region.  

Services Provided:
PEA compiled detailed vertical information to allow for the contouring of substantial ditching along the present right-of-way and to aid in engineering design. Topographic mapping along the corridor included the normal attention to physical features such as above and below ground utilities, pavement, areas of gravel, driveways, culverts, manhole structures, catch-basins, overhead wires, and mailboxes. In addition, PEA focused on details involving the trees within the transition area, including type of species, tree value, and the drip-lines of trees to be preserved. All field and office work was done according to the Michigan Department of Transportation’s (MDOT) standards.

As part of the comprehensive package, PEA made provisions to preserve the property monumentation along the route for the benefit of the adjacent property owners. The monumentation helped PEA in the writing of easements for the right-of-way acquisition areas. Easements were drafted using plats, tax descriptions and other documents obtained from the Oakland County Register of Deeds office. The language within the easement descriptions was written with the intent of creating no gaps or overlaps between landowners.
