Project Description:
PEA prepared a conceptual master land use plan for the Village of Fowlerville. The Village Supervisor identified several properties in the downtown area that could be redeveloped in the future. PEA completed a inventory and analysis of the downtown area and further identified properties that have redevelopment potential. PEA then prepared a master land use plan that indicated future land use types for the various downtown areas.

PEA’s design created a new village center oriented around a new Village Hall and public park space as was common in traditional villages. The Village Center contained features to attract pedestrians to the area including an outdoor plaza, park, restaurants, library and a community center. PEA designed the downtown area to have several lots behind the buildings in order to provide adequate parking while maintaining a traditional streetscape. The master plan served as a tool for the Village of Fowlerville to visualize a potential land use for the downtown and identify development priorities.
